煙草在線據《澳大利亞人報》報道編譯 英美煙草公司已經為其坐落于悉尼東部占地16公頃的Pagewood工廠用地進行了20多次詢價,據房地產商預計,此次招標的價格有可能高達1.2億澳元。
包括美利通(Meriton)、皇冠(Crown)和Payce在內的6家澳大利亞知名房產開發商,都在積極爭取這座位于Eastgardens購物中心以北的工廠項目。
近期,博坦尼(Botany)地方議會批準了重新規劃此地的住宅樓盤后,據新的整體規劃設計顯示,此處將修建1700多套居民住房。
房地產集團Archerfield作為英美煙草的詢價代理,發起了一個場外交易意向競標活動。英美煙草將于本周(8.19-8.25)公布中標的公司名稱。
英美煙草計劃拆除Pagewood現存的廠房建筑,僅保留一些行政管理工作的相關設施,而把所有的生產設備搬離此地。
新的整體規劃設計,是聯排別墅和高層公寓樓的建筑組合,公寓樓高14層;在這片土地的最南端,還有其他商業及購物場所以及非居民住宅使用的建筑,將來,這些建筑將與Eastgardens購物中心連成一片。
其中,還會修建鎮中心的公共廣場和中心公園,以及配套的商店、咖啡和餐館等建筑設施。
目前,這片地只是一個大型的停車場。
Archerfield集團目前沒有對《澳大利亞人報》8月14日的采訪做出任何回應。
Australia: British American Tobacco's Pagewood Plant Tipped to Sell for $120m
BRITISH American Tobacco has fielded more than 20 inquiries for its 16.8ha Pagewood site in Sydney's east, with property executives expecting the holding to fetch as much as $120 million.
High-profile developers including Meriton, Crown and Payce are among six shortlisted parties vying for the site just north of the Eastgardens Shopping Centre.
The property has masterplan consent for more than 1700 dwellings, following a recent rezoning by Botany Council allowing residential development.
Property group Archerfield is acting for BAT and is running a select off-the-market expressions-of-interest campaign. The winning bidder is expected to be named next week.
British American Tobacco plans to demolish much of its existing plant on the Pagewood site, retaining some administration facilities, while moving manufacturing facilities offshore.
The masterplan is for a mix of townhouses and apartment blocks up to 14 storeys high, with shops, commercial buildings and other non-residential uses at the south end of the site, with potential for integration with Eastgardens Shopping Centre.
It would include a public town square and central park lined with shops, cafes and restaurants.
The site presently houses a large car park.
